Tradeoffs of wall design, window design, building shape, heating system selection, and other schematic design parameters are readily prepared in less than a day. More advanced energy models, which can examine detailed tradeoffs of such systems as daylighting or energy controls, take longer to prepare and interpret, but are still often worthwhile when compared to the future costs of energy use over a building’s life.

We merely suggest that these design issues should not be finalized until later in the process. We will address how the owner’s goals need to be clearly identified early in the process, in as much detail as possible, including which spaces should have temperature control, how many people are expected to be in the building and when, and much more. These early decisions will broadly influence other decisions, such as the type of heating and cooling system to be used, which in turn will influence such decisions as the building height and whether mechanical spaces are needed.

Again, a significant step has already been taken through site selection, before site design has begun. Specifically, locating the site within or close to a community center with convenient access to public transportation minimizes the need for motor-vehicle transportation and the associated tracking of contaminants, such as grease and oil, carried by tires onto the site. Plant native or hardy vegetation to minimize herbicide use. Encourage alternative modes of transportation to minimize onsite vehicles and associated contaminants.
